TERMS & CONDITIONS

1. Scope of Services

Aikhyam Homes provides residential construction, interior design, and renovation services. The specific scope of work for each project will be detailed in a separate contract or agreement signed by both parties.

2. Estimates and Quotations

• Tentative Nature: Cost estimators provided on the website are for indicative purposes only. They are based on standard specifications and may not account for site-specific conditions, logistical challenges, or premium material selections.
• Validity: Formal quotations provided after site inspection are valid for 30 days from the date of issue.
• Market Fluctuations: Aikhyam Homes reserves the right to adjust pricing in the event of significant fluctuations in the market price of raw materials (steel, cement, etc.) prior to the signing of the final agreement.

3. Payments and Billing

• Payment Schedule: Payments are milestone-based and will be clearly outlined in the project contract. Work on a subsequent phase will commence only after the payment for the preceding phase is cleared.
• Taxes: All prices quoted are exclusive of GST unless explicitly stated otherwise. Applicable GST rates (typically 18%) will be charged on all invoices.
• Delays: Failure to make payments within the stipulated time may result in work stoppage and potential project delays.

4. Project Timelines

While we strive to deliver every project on time, project timelines are estimates and subject to:

• Timely approvals and decisions by the client.
• Availability of site access and necessary permissions (e.g., electricity, water, municipal approvals).
• Force Majeure events including but not limited to heavy rains, strikes, pandemics, or natural calamities.

5. Warranties and Guarantees

We stand by the quality of our work. Our standard warranties include:

• Structure: 10-year warranty on the structural integrity of the building (applicable for full construction packages).
• Interiors: 1-year comprehensive warranty on workmanship.
• Materials: Warranties on third-party products (fittings, appliances, hardware) are subject to the respective manufacturer's terms and conditions.
• Exclusions: Warranties do not cover damage caused by normal wear and tear, misuse, accidents, or acts of nature.

6. Changes and Variations

Any changes to the approved design or scope of work requested by the client after the project has commenced must be documented in a "Change Order." These changes may incur additional costs and affect the project completion date.

7. Intellectual Property

All designs, drawings, 3D renders, and floor plans created by Aikhyam Homes remain the intellectual property of Aikhyam Homes until the final payment is received. Unpaid designs may not be used, reproduced, or executed by other vendors.

8. Cancellation Policy

• Before Design Phase: Full refund of booking amount minus a nominal processing fee.
• During Design Phase: Design charges will be deducted based on the work completed.
• During Construction: Cancellations during construction will be governed by the termination clause in the specific project contract.

9. Limitation of Liability

Aikhyam Homes shall not be liable for any indirect, incidental, or consequential damages arising out of the use of our services. Our total liability shall not exceed the total fees paid by the client for the specific project.

10. Governing Law

These terms and conditions are governed by the laws of India. Any disputes arising out of these terms shall be subject to the exclusive jurisdiction of the courts in Bangalore, Karnataka.
